The Molí de la Capçana is an old watermill (15th-16th century) originally used for irrigating fruit orchards and grinding corn. The many original grindstones are used on the site.

The total surface of the estate is a good 17,5 hectares. About 2 hectares around the house are fully fenced. The property is on the border of “Les Gavarres”, a protected nature reserve of 28,000 m². Additional constructions are therefore prohibited, making it a very peaceful place.

As owner of the property you have unlimited use of water from the river running alongside the property. The property also boasts a lake, which supplies the water needed for the automatic sprinklers and watering system for the gardens. There is a very generous rose-garden filled with David Austin’s famous old English roses, and impressive centuries-old olive trees adorn the entrance. A huge amount of planting and landscaping work has been done and the gardens look like they have been there for a long time. Clever night-time lighting of the buildings and the gardens add to the beauty of the property.

The original mill has been totally restored (restoration completed in 2007) to an exceptional standard with antic materials, hand painted Catalan ceilings, important period fireplaces, handsome doors etc.

The main building

The interior of the house is complicated to describe: everything has been thought of, down to the smallest details, which is why the restoration took 4 years to complete, in spite of the important number of workers on site. The house now benefits from all the comforts without sacrificing the authentic atmosphere .

The masters bedroom benefits from 2 bathrooms, further washrooms and dressing areas, as well as an enormous dressing room and hanging space.

The house has 3 further bedrooms, 2 bathrooms, further washrooms, a library, a very spacious living-room with an important fire-place and stained-glass windows, a large dining-room, imposing hallways and a line-in kitchen of over 90m2, with a spectacular fire-place which takes almost an entire 9 meter wall.

In the old vaulted parts of the mill there are several cellars, one of them a very pleasant wine-cellar.

The main house has gas central heating. The heating is mostly floor-heating. The gas deposit is buried. There is a separate gas-oil installation for the other outbuildings. The house is very secure with an alarm system and re-enforced doors and windows.

The surface of the original mill is 1.188,67 m2. The surfaces of the other buildings are 817.79 m2 and approx. 200M2.

The outbuildings

Next to the comfortable residence this property offers professional stables. This new building is located approximately 65 meters from the main house. There are stables for eight horses, a double washing place with hot water and solarium, a feed room with crushed oats and barley, and a saddle- and blanket room and a room.

There is room for storage of daily hay and straw, a large barn for the annual storage of hay, straw and trucks and trailers.

There is an attractive office / tack room, a large heated storage room, a studio with all comforts, a nice attached house for a small family, a laundry room, etc. Antic materials have been used here as well, to fit it with the style of the rest of the property.

The stables could be easily converted into living-quarters, guesthouse or offices with reception room.

At the back of these buildings is a covered exercising/walking machine for 4 horses.

At the front there is an Olympic-sized dressage ring, and a lunging ring, there are eight large paddocks, all equipped with sprinklers.

The property has a back entrance for staff and with direct access to the forests.

A small wooden house for the care-taker can be found next to the automatic main entrance gate.

Adjacent to the main house we have a garage for 4 cars, a charming heated greenhouse, a vegetable garden, an apple orchard, a pen with a pretty chicken-house and a workshop. Behind the workshop a big back-up generator with full capacity.

The swimming-pool is located in a very private closed garden and benefits from several covered terraces.

There is an astonishing little chapel with beautiful 16-th century stained-glass windows and a rare antic marble alter with painted religious subjects.

2 wells can be found on the property, these provide largely enough water for the premises. Apart from the lake there are also 2 water-deposits of 15.000 liters.

The village of Cassá de la Selva is about 500 m. away, but not noticeable from the house, so without any nuisances.

In the vicinity of the estate, you will find the city of Girona, the beautiful beaches of Costa Brava, the PGA Catalunya golf course, Airport Girona Costa Brava airport and access to the highway France-Barcelona

The distance to cosmopolitan Barcelona is 95 km as is the distance to the various ski resorts in the Pyrenees.

To sum up, this property is low-key luxury in a central yet quiet and discreet spot.
